What Happens Between Exchange and Settlement?

Exchange is the point where the sale becomes legally binding, but settlement is when ownership officially transfers to you. The period between exchange and settlement is when your solicitor or conveyancer, lender and the seller’s representatives work through the final legal, financial and administrative steps. It can feel like the hard part is over, but there are still important details to manage before you collect the keys.

During this time, your solicitor or conveyancer will prepare for settlement, confirm key dates, review settlement figures and coordinate with the seller’s legal team. If you are using finance, your lender will also finalise loan documents and prepare funds for settlement. It is important to respond quickly to any requests from your broker, lender or legal representative so nothing delays the process.

As the buyer, you should confirm insurance, prepare any remaining funds, arrange moving plans and stay across any conditions or deadlines in the contract. If you are buying in Byron Bay or the Northern Rivers, this is also a good time to revisit any practical ownership details, such as utilities, access, maintenance, property management if it is an investment, or trades you may need after settlement.

Before settlement day, you will usually complete a final inspection. This is your opportunity to check that the property is in the expected condition, that agreed inclusions remain, and that no unexpected damage has occurred since exchange. If anything does not look right, raise it with your solicitor or conveyancer before settlement takes place.
