What’s the difference between a buyer’s agent and a real estate agent?

Can you access off-market and pre-market properties?
Yes. We speak with local agents daily and use our relationships to identify pre-market and off-market properties, which align with your brief, that are not publicly advertised.

Can you help with first home buyer grants and incentives?
Absolutely! We’ll outline the key questions to discuss with your mortgage broker or conveyancer and direct you to the latest NSW grants and concessions from official sources. Your broker or conveyancer will confirm eligibility and manage any applications.

Should I get pre-approval before I start looking?
Yes. Pre-approval gives you a clear budget and strengthens your position with agents. It also helps us target the right suburbs and property types from day one.

How do your fees work?
In the strategy meeting, we’ll agree on a transparent fixed fee incl. GST, payable once the contract is unconditional. No additional RSW fees beyond the agreed fixed fee. Third-party costs (e.g. building and pest inspections, strata reports, conveyancing) are quoted and billed separately by those providers and are only incurred with your prior approval.

Do I still need a buyer’s agent if I have already found a property?
Yes. Finding the property is just the first step. We stress-test the price against recent comparable sales, highlight potential risks, and coordinate building and pest inspections along with contract reviews through your conveyancer. We then handle negotiations, manage timelines, and remove emotion from the process so you can either purchase with confidence or walk away knowing it was the right decision. If the property stacks up, we move quickly to secure it on your behalf.
