  • Absolutely! We’ll outline the key questions to discuss with your mortgage broker or conveyancer and direct you to the latest NSW grants and concessions from official sources. Your broker or conveyancer will confirm eligibility and manage any applications.

  • Yes. Pre-approval gives you a clear budget and strengthens your position with agents. It also helps us target the right suburbs and property types from day one.

  • In the strategy meeting, we’ll agree on a transparent fixed fee incl. GST, payable once the contract is unconditional. No additional RSW fees beyond the agreed fixed fee. Third-party costs (e.g. building and pest inspections, strata reports, conveyancing) are quoted and billed separately by those providers and are only incurred with your prior approval.

  • Absolutely! We inspect on your behalf, film detailed walk-throughs, provide reports and context on the street and suburb, and coordinate all due diligence so you can decide with confidence.

  • Many first home buyers purchase with deposits from 5% to 20%, depending on their lender and eligibility for government schemes. From 1 October 2025, the Australian Government’s Home Guarantee Scheme is expanding to include unlimited places and higher price caps, which may allow eligible buyers to purchase with a 5% deposit without paying Lenders Mortgage Insurance (LMI). Your mortgage broker can confirm if you qualify.

  • In addition to your deposit, you may need to budget for stamp duty (where applicable), conveyancing, building and pest inspections, loan fees, Lenders Mortgage Insurance (if required), and moving or utility connection costs. We guide you through these expenses early so there are no surprises.

  • Timelines depend on your budget, brief, and market conditions. Once the right property is identified, we act quickly with thorough due diligence, clear pricing guidance, and confident negotiation to secure it without delay.

  • We set a strategy, assess fair value using recent comparable sales (not a formal valuation), register to bid as your authorised bidder, and represent you on the day. We keep emotions in check and follow your pre-agreed limit so you purchase within budget or walk away confidently.

  • Yes. Finding the property is just the first step. We stress-test the price against recent comparable sales, highlight potential risks, and coordinate building and pest inspections along with contract reviews through your conveyancer. We then handle negotiations, manage timelines, and remove emotion from the process so you can either purchase with confidence or walk away knowing it was the right decision. If the property stacks up, we move quickly to secure it on your behalf.
