If we’re a fit, we hold a strategy meeting to refine your brief and game plan, then sign the agency agreement so we can formally commence the search.

Yes. Pre-approval gives you a clear budget and strengthens your position with agents. It also helps us target the right suburbs and property types from day one.

In the strategy meeting, we’ll agree on a transparent fixed fee incl. GST, payable once the contract is unconditional. No additional RSW fees beyond the agreed fixed fee. Third-party costs (e.g. building and pest inspections, strata reports, conveyancing) are quoted and billed separately by those providers and are only incurred with your prior approval.

Absolutely! We inspect on your behalf, film detailed walk-throughs, provide reports and context on the street and suburb, and coordinate all due diligence so you can decide with confidence.

Many first home buyers purchase with deposits from 5% to 20%, depending on their lender and eligibility for government schemes. From 1 October 2025, the Australian Government’s Home Guarantee Scheme is expanding to include unlimited places and higher price caps, which may allow eligible buyers to purchase with a 5% deposit without paying Lenders Mortgage Insurance (LMI). Your mortgage broker can confirm if you qualify.

In addition to your deposit, you may need to budget for stamp duty (where applicable), conveyancing, building and pest inspections, loan fees, Lenders Mortgage Insurance (if required), and moving or utility connection costs. We guide you through these expenses early so there are no surprises.
